Here at LetsMAD, we believe that everyone deserves a roof over their head, and we want to show that it is possible, to help charities whilst still building a property portfolio of value, and this shouldn’t be exclusive to the rich, and by bringing people and their finances together, more people can do more with their savings, building the value of their investment at a better rate than that being offered by banks, whilst also helping them do something to help those less fortunate than them.

Lets Make A Difference wants to enable individuals, investors and companies to come together and literally make a difference in their local communities.

Our founder Stuart Lee, has always been passionate about working with charities, whether that be fundraising, helping them at an operational level, or as a trustee on their board.

Whilst working with so many amazing charities, some of them pointed out to him that they seem to have a cyclical system, or a revolving door, where the same people were coming to them for help as they were struggling to find a permanent residence having fallen on hard times, with local authorities didn’t have any available housing for them, and private landlords didn’t want them in their properties due to the potential tenants background.

Working With Local Charities

Over the many years of working with our amazing local charities, our team have recognised that many charities struggle with insufficient council housing, and when approaching private landlords the housing benefit won’t cover the rent for the property, or the landlord just doesn’t want to have potential “troublesome” tenants because they can pick and choose tenants.


There are housing associations that deal with local authorities who allocate homes depending on where the individual has been placed on the list.

 

We are the exact opposite. We specifically want to work with the charities to rehome their service users, whether they be homeless, escaping from an abusive relationship, ex-offenders, ex-addicts, or just people who have fallen on hard times.

How Let's Mad works

How do I get involved?

1) MAD Sponsors – We are asking local businesses to donate a small affordable monthly amount to Lets MAD, and 100% of this money will go towards making up the shortfall between UC (Universal Credit) and the private rental market.

2) MAD Investors – Individuals and companies with small amounts to invest, starting at £5000, can invest in a property and commit to different periods of time, depending on their needs, whether that be 12 months, 5 years, 10 years or longer.

3) MAD Fans – People or organisations can participate in fundraisers, and any funds received will go towards a deposit on a property, which will become a community asset, and will be used for generations to come providing a home to those that need it most.

What sort of a Return On Investment (ROI) can I expect?

Any increase in the property value will belong to the investors. To highlight this with some basic figures, if 10 people invest £10,000 each, and we acquire a property for £80,000 and invest £20,000 bringing it up to standard, and that house is now worth £120,000, the original £10,000 will now be £12,000, as long as the investment is left for the agreed period.

What if my situation changes and I need my investment back?

Early settlement will of course be an option, but this will come with a reduced return and a request of 30 days to find replacement funding for the property.

What happens to the rental income?

Any income received from tenants or the charities, will be used by Lets MAD for insurances, repairs and maintenance etc. and any leftover will be used to save towards additional properties to allow us to help more people with a second chance of having a life that everybody deserves, as well as extra project work with charities.

Taking your share of the rental income is an option, but this will have an effect on your ROI and involvement in future properties purchased with money in the account.
